Buyer representation in Curaçao

Independent guidance from your first orientation to the notary, and after.

Buyer representation means having someone on your side when you buy property in Curaçao. I guide you from your first orientation and the choice of area to viewings, negotiations and the notary, and I remain available after the purchase. It is meant for people who want to live here, own a second home or invest, and who want to decide with clarity.

For whom

Who is buyer representation for?

Moving to Curaçao

You plan to live on the island, full time or part of the year. You want the right area and a home that fits your daily life, not only your vacation memories.

A second home

You want a place of your own for longer stays, perhaps rented out while you are away. You need a clear view of the total costs, the rental rules and who looks after the property.

An investment

You look at returns and risk first. You want an independent view on rental income, occupancy, management, taxes and resale before you commit capital.

Six phases

What do you get from me?

My guidance starts with you and your plans for Curaçao, not with a property. Per phase:

Phase 1

Orientation

We clarify your goals, budget and options, and what living or investing in Curaçao really involves.

Phase 2

Selection

I help you explore the right areas and identify and evaluate properties that fit your goals.

Phase 3

Viewings

We prepare viewings together, so you know what to look at and which questions to ask.

Phase 4

Negotiation

Either the selling agent negotiates and I guide you, or I negotiate on your behalf. We choose in advance.

Phase 5

Due diligence and notary

I check that the agreements are properly reflected in the purchase agreement and bring in the right professionals.

Phase 6

After the keys

I stay available for practical questions and connect you with local professionals for management, rentals, maintenance or renovation.

Independent

Why does independence make a difference?

An advisor without a sales interest in one specific property can tell you when a property does not fit, even if it looks attractive. That is the core of independent guidance: the aim is not a sale, but a decision you are still happy with years from now.

A typical moment: a villa with a pool and an ocean view comes with an attractive projection of rental income. Before you commit, we look at what is left after occupancy, management, maintenance, taxes and financing costs, and whether the community rules allow short-term rental at all. Sometimes the numbers still work. Sometimes they don’t, and that is worth knowing before you sign.

For a home you will live in, the risk is different. Enthusiasm makes it easy to decide too quickly. Comparing properties and prices, and adding closing costs, maintenance, insurance and possible renovations to the purchase price, gives you the full picture.

Working together

How does it start, and what does it cost?

There is no single fixed fee. Some clients know Curaçao well and have done much of the groundwork, others are just beginning. My fee depends on what you need, what you expect from me and how much time your situation requires. There are two ways to work together. The main difference is who negotiates with the selling agent on your behalf.

  • I guide you, the selling agent negotiates. I help you find, select and evaluate a property, put you in touch with the selling agent and stay involved through the purchase agreement and the notary. My fee can then be paid by the selling agent, for introducing a buyer who goes ahead with the purchase.
  • I represent you and negotiate on your behalf. I act as your negotiating partner on price, terms and other agreements. You pay my commission as the buyer, and we agree on the amount and terms in advance.

In my experience, negotiations can turn out considerably more favorable for the buyer, sometimes by more than my commission. No outcome can be guaranteed, of course. Which form suits you depends on your situation and how much of the negotiating you want to do yourself. It all starts with a conversation without obligation.

The goal is not to make the decision for you, but to help you make your own, with the information, confidence and peace of mind you need.

Frequently asked questions about buyer representation

Start with your goals, needs and options before you look at properties. Understand what living or investing here involves, how the areas differ and what the financial and tax side looks like. Good guidance shows you what to look for, which questions to ask and which professionals you need, so you don’t rush into a purchase that doesn’t fit.

A buyer’s agent works on your side of the transaction: helping you choose an area, selecting and evaluating properties, preparing viewings, negotiating with the selling agent, checking the purchase agreement and guiding you to the notary. My role goes further: I start with your plans and remain available after the purchase.

There is no single fixed fee. It depends on what you need and how much time and guidance your situation requires. If the selling agent negotiates and I guide you, the selling agent can pay my fee. If I negotiate on your behalf, you pay my commission. We agree on this in advance.

Yes. It is common to find an interesting property yourself. We then look at whether it really fits what you have in mind, which questions are still open and what deserves a closer look. From there I can guide you through the negotiations and the rest of the purchase, and bring in the right professionals.

Yes. My involvement doesn’t have to end at closing. I remain available for practical questions and can connect you with trusted local professionals for property management, rentals, maintenance, renovations and other needs that come up once you own a home in Curaçao.

Yes, if you are seriously considering a purchase and your finances allow it. For most private buyers, a first visit is about experiencing the island, not viewing properties, and I help you prepare it. For professional investors, a first visit can focus on properties and returns straight away.
